We know that around Sydney, apartment building residents are quickly adopting electric vehicles as a cost-effective and sustainable alternative to internal combustion engine vehicles. Looking around strata building car parks, it is clear that there are increasing numbers of EVs belonging to residents. As a result, strata plans need to adapt to the needs of residents by installing EV Charging. As a reward for the vision and investment, strata owners are finding that apartments in buildings where EV charging is available are commanding a significantly higher price when they come to sell their apartment.

Because EV charging capabilities for new strata plans were mandated in the 2022 BCA and will be bolstered in the 2025 BCA, existing strata plans are thinking about enhancing their asset by upgrading the electrical systems to allow for installation of EV Charging.

Some strata committees are concerned that their building will not have enough power to support EV charging. In most cases, the opposite is the case. Typically strata plans have plenty of spare capacity, particularly during the day and overnight. All that is needed to take advantage of the spare capacity, whilst protecting the supply to the building, is a capable on-site Load Management System. To assess the available power in the building, we start often start off the design process by data-logging the incoming mains cables for a week. This provides us with the relevant load information to understand how much spare power is available and provides clarity and comfort for the owners.

The load management system not only manages the available power, but also considers the price of electricity at different times of the day, so we can make EV charging as cost-effective as possible for the residents.

We carry out EV Charging Feasibility Assessments for strata buildings and provide a written report about the capability of the installation and the options for EV Charging installation. We meet with the Strata Committee and Strata Manager to determine the needs of the building and cater the proposed solutions to best meet your needs and your budget. We’ve also been assisting many strata plans to access Government grant funding such as the NSW EV Ready Buildings Scheme, EVRB.

We meet with you to discuss the needs of the strata plan and the goals for the project. Often we will install data logging equipment to measure the existing load to the building. We write a Feasibility Report for you or a Proposal and Quotation for EV charging installation.

We carry out the EV charging installation and power distribution works. Our technicians test the installation and the chargers and commission them onto the Load Management System.

We monitor and manage the chargers via the enevi Charge Point Management System. We provide training, ongoing support and annual servicing of equipment.

Here at Electrify EV, we have been inundated with requests for quotes and assistance with grant applications and we have risen to the challenge. We’ve designed numerous EV charging installations for strata buildings throughout Sydney. Some of the smallest installations have had as few as 4 car spaces, whilst some of the largest have had hundreds of car spaces.

What is clear is that apartments EV ready buildings are more valuable than apartments in equivalent buildings without EV charging. Various real estate agents and strata managers have told us that apartments in EV ready buildings command a premium at sale time compared to buildings without EVCI.

With the new National Construction Code (NCC) set to be published in 2025, EV Charging for new apartment buildings will essentially become
mandatory, meaning that residential strata buildings without EV charging installed risk falling behind and becoming less desirable places to live.

But almost every existing strata building has at least some capacity to have EV charging infrastructure retrofit. Yes, in some cases it may require a Main Switchboard upgrade or a supply capacity upgrade, but it could also be as simple as installing some communal 22kW chargers to see the building through until a later electrical upgrade can be budgeted for, planned and carried out.
