EV Ready Buildings EVRB

Many owners in strata buildings in NSW will be aware of the Electric Vehicle Ready Buildings Grant scheme which is being run by the NSW Department of Environment and Heritage.

The grant scheme aims to provide grants of up to $80,000 for strata buildings where the owners want to provide equitable EV charging facilities for residents and their visitors.

Whilst Stage 1 of the EVRB grant program is now closed, it may be that future stages of the EVRB grant will open up, or that other grant programs might be offered by governments in an effort to increase the adoption of electric vehicles and thereby reduce Australia’s carbon emissions.

What is clear is that the EVRB grant scheme has already created a huge amount of interest from strata building owners, strata managers, facilities managers, contractors, consultants and EV drivers all over NSW. This interest has already helped the EV industry to blossom, by building the knowledge of EV charging systems amongst strata building stakeholders. The demand for quotes and proposals has already championed innovation and put downward pressure on the cost of EV charging installations.

Here at Electrify EV, we have been inundated with requests for quotes and assistance with grant applications and we have risen to the challenge. We’ve designed numerous EV charging installations for strata buildings throughout Sydney. Some of the smallest installations have had as few as 4 car spaces, whilst some of the largest have had hundreds of car spaces.

What is clear is that apartments EV ready buildings are more valuable than apartments in equivalent buildings without EV charging. Various real estate agents and strata managers have told us that apartments in EV ready buildings command a premium of $50,000 at sale time compared to buildings without EVCI.

With the new National Construction Code (NCC) set to be published in 2025, EV Charging for apartment buildings will essentially become mandatory, meaning that residential strata buildings without EV charging installed risk falling behind and becoming less desirable places to live.

But almost every existing strata building has at least some capacity to have EV charging infrastructure retrofit. Yes, in some cases it may require a Main Switchboard upgrade or a supply capacity upgrade, but it could also be as simple as installing some communal 22kW chargers to see the building through until a later electrical upgrade can be budgeted for, planned and carried out.
